Hanover 8th Street - 8th and Jackson St. NE
The Hanover Company is seeking to build a 370-unit, two-building apartment complex on the east side of 8th Street NE between Kearny and Irving. Current plans envision two buildings separated by a shared courtyard, underground parking with spaces for 180 cars and 125 bikes. Street-level units along 8th Street will have ground-floor entryways.
Roughly 45 of the apartments will be affordable units; approximately 6% for households earning up to 30% of median family income (MFI), 14% for households earning up to 50% MFI, 67% for households earning up to 60% MFI, and 13% for households earning up to 80% MFI.
Current status: Under construction as of December 2020.
Project Timeline: Concrete work continues until February 2021; wood framing from December 2020 thru summer 2021; first units expected to deliver in early 2022.

Portrait Square - 7th and Irving St. NE
Madison Town Homes is currently building 22 townhomes on 7th St. NE between Holy Redeemer College and the University Hall Condominiums. ANC 5E supported the development in 2015, and the Zoning Commission issued its approval in 2016. You can view the Zoning Commission Order here.
Current status: Under construction; final row of homes nearing completion.
Project Timeline: Expected to finish in early 2021.
Monroe Street Market Block E
Bozzuto Construction and Pritzker Realty Group recently broke ground on "Block E" the final piece of the Monroe Street Market development on Monroe Street NE between 7th and 8th. This mixed-use development will feature 156 residential units (studios through three-bedroom units) and 16,000 sq ft of retail space on the bottom level (a 13,688 SF space on the Seventh Street corner and a 2,844 SF space on the Eighth Street corner). The building will also feature one below-grade parking level with 99 spaces (including 45 public parking spaces).
Developers are currently seeking a grocery store tenant for the larger retail space, though no tenant has been signed as of October 2020, we're hoping for an announcement in early 2021.
Current status: Under construction, nearing completion.
Project Timeline: Complete in 2021.
Boundary Companies and Missionary Society of St. Paul
Boundary Companies and Elm Street Development recently obtained Board of Zoning Adjustment approval to build 60 townhomes (including nine affordable units) on the east side of 4th Street NE between Michigan and Franklin. ANC 5E voted to support the project in 2017. The Board of Zoning Adjustment approved the project in 2019.
Current status: Project scheduled to break ground in fall 2020 (October or November).
Project Timeline: Estimated groundbreaking in early 2021; first model homes (and renovated public space) open fall 2021; rest of townhomes will be completed in phases. Multi-use building for Paulist fathers will progress on separate but parallel timeline.
Edgewood Recreation Center
The new Edgewood Recreation Center opened in December 2019. The indoor facilities, basketball & tennis courts, and playground are now open; the field is now open as well, having been completed in late 2020.

The new rec Center is located at 3rd and Evarts NE and can also be accessed off of Franklin St. NE between 4th and Lincoln.
DC Water has launched a significant and long-term construction project to help alleviate flooding and drainage issues along Rhode Island Ave. NE. This project will entail construction at five separate construction sites along RI Ave. between 2019 and 2023.
Current status: Construction at the 4th St. and Rhode Island Ave. sites began in late 2018, with others to begin in early 2019.
Project Timeline: Expected completion 2023.
